What the calculators get right about Delco

Two things a generic calculator misses. First, the transfer tax: 2% of the price in most of Delaware County, 1% to the state and 1% to the municipality and school district, customarily split between buyer and seller. Radnor, Upper Darby and Chester City take 2.5%, Upper Providence takes 3%. On a $300,000 twin that's $6,000 to $9,000 changing hands at the closing table, and your half of it is cash you need on the day.

Second, property tax. Delaware County reassessed everything in 2021, so the assessed value on the county site is close to what the house is worth and the millage is applied to a real number. The calculators use a county-wide estimate; the town pages carry the district figures. Either way, say the number plain and the lender who calls you back will check it against the actual tax bill.
