Mortgages in Newtown Square

Two building booms sixty years apart, one township tax line of 2.1658 mills, and a sold median that runs past both loan limits. Here is what that means for the financing.

Two booms, sixty years apart

Newtown Township went from 3,518 people in 1950 to 9,270 in 1960, a 163.5% jump, and then from 12,216 in 2010 to 15,002 in 2020, another 22.8%. Those two numbers are the housing stock in shorthand.

The first boom put ranchers and split-levels along and off West Chester Pike. Between them sit the older estate parcels and horse-country lots running toward Ridley Creek State Park. The second boom built the planned communities, townhomes and apartments clustered around Ellis Preserve. Aronimink Golf Club is in the township too.

Which era you buy decides what you’re budgeting for. A 1958 rancher wants a roof, a panel and eventually the original cast-iron waste line. A 2018 townhome wants nothing for a while and then wants everything at once. For anything built on or before December 31, 1978, an FHA appraisal brings the lead-paint rule with it, along with the roof and the mechanicals; the guide has the whole list. It’s fine, it’s fixable.

Sewer, septic and the settlement paperwork

The Township Municipal Authority has billed sewer quarterly since 2016, and DELCORA’s tap-in fee is $1,500. The township also publishes an on-lot septic application, which tells you plainly that some addresses are still on their own system. Find out which one you’ve got before you sign, because a septic inspection has to happen inside the contingency period.

Then the certificate. The township requires a use and occupancy, and the Suburban Realtors Alliance database entry dated February 5, 2026 notes a sewer certification form has to clear before the U and O is released. There’s a smoke certification signed by both seller and buyer, and about fifteen business days of lead time. Call the township for the current fee. That appointment usually decides your settlement date long before the underwriter does.

The price, and where the loan splits

Eighty-two closings in July 2026, twelve more than the July before, and the middle one went for $877,000 at a typical 25 days to contract, a week quicker than 2025 (Movoto). That’s the highest of Delco’s western townships and more than twice the county’s home value index, which Zillow put at $369,806 on July 31, 2026.

List medians out here swing hard month to month. Ask for the sold figure and the sale count every time.

The financing line matters at this price. FHA in Delaware County tops out at $630,200 for a one-unit house in 2026. Conforming tops out at $832,750. Above that you’re in jumbo territory, where the down payment, the reserves and the credit standards all tighten. A bigger down payment can pull the loan back under the conforming line, and that’s often worth more than haggling the last five thousand off the price.

The tax lines

Newtown Township adopted 2.1658 mills for 2026 under Resolution 2025-27 on December 22, 2025. That’s $216.58 for every $100,000 of assessed value. On top of it, 0.0270 mills for fire hydrants and 0.0407 mills for street lights in the districts that have them, charged even on property that’s otherwise exempt.

The county is at 4.6090. Marple Newtown School District passed a proposed final budget on April 28, 2026 that moves the rate from 12.4741 to 12.91, about 3.5%, on a $119.3 million budget expecting roughly $88.2 million from current real estate tax. Read that 12.91 as proposed until the bill arrives. School bills go out by July 1, township bills by February 1.

If the proposed school rate holds, the whole stack is about 19.68 mills. And since Delaware County reassessed effective January 1, 2021, that millage applies to an assessment near market value. The dollar figure on the parcel is what matters. The mills are decoration.

Transfer tax is the standard 2% here, half state and half local, customarily split. On an $877,000 sale that’s $17,540 in total.

Employers and the local calendar

SAP America’s headquarters is here with about 3,000 regional employees, alongside Project Management Institute and a LyondellBasell technology center. Ellis Preserve covers 218 acres with 1,425,000 square feet of office, lab and manufacturing space, 364,000 square feet of retail, dining, event and hotel space, and 655 residential units. Napa Kitchen and Wine opened there on February 11, 2026 with 202 seats, and Cleavers cut its ribbon at 103 Squire Drive on June 20, 2026.

The 2026 PGA Championship was played at Aronimink from May 14 to 17, won by Aaron Rai at 271, nine under, out of a $20.5 million purse. Quieter and cheaper: the Colonial Pennsylvania Farmstead in Ridley Creek State Park, a working farm for more than three centuries, is open weekends April through November with costumed interpreters and an admission charge. The Food and Makers Market runs second Fridays, May through September, 4 to 7pm at St. Alban’s Circle.

One flood note. During Ida, the Crum Creek gauge at Newtown Square crested at 12.25 feet at 8:15 PM on September 1, 2021, a major-stage reading. Pull the FEMA map on anything near the creek and price the flood coverage early.

Will my loan be a jumbo in Newtown Square?

It can be. The 2026 conforming limit for a one-unit house is $832,750 and the FHA limit in Delaware County is $630,200, while July's sold median was $877,000. A median-priced house with a small down payment lands above conforming. A larger down payment can bring the loan back under it, and that is a conversation worth having before you shop.

No. Passenger rail through Newtown Township ended in 1963 and the tracks came out in 1985. Route 104 runs the West Chester Pike corridor between 69th Street and West Chester University, and routes 112, 115, 118 and 120 also serve the township. Wawa and Elwyn stations on the Media/Wawa Line are the nearest platforms.
