What to have ready
Nothing. It helps to know roughly what you make, roughly what you owe each month, and which town. Roughly is fine. Nobody's asking for a pay stub on the phone.
What the line asks
- Buying or refinancing, and whether it's your first house
- The town, or the towns you're looking in
- Price range, and what you've got set aside
- Timing: under contract, a few months out, someday
- Credit, as far as you know it
- Anything about the house itself: the year, the roof, the wiring
What happens after
A licensed Pennsylvania lender calls you back, usually the same business day. One lender, one call. Day after, still nothing? Call us back and we'll chase it. Stuck on the Blue Route with no time to talk? The form is at the bottom of the page and takes about a minute.
Who picks up
Answered on every call, at every hour. The first sentence says the call may be recorded, because Pennsylvania wants everyone on the line to know before a recording starts. It asks the questions above, reads the callback permission out loud before you hang up, and then the lender calls. No menu, no queue, no voicemail. What it will and won't do is spelled out.
