What Garnet Valley actually is
Garnet Valley is a school district and a post office. It’s not a municipality, and that’s the single most useful thing to know before you start comparing houses. Bethel Township is the core of it, with the Concord Township side sharing the same district and many of the same subdivisions you see listed under Glen Mills. Bethel joined the district in 1964, alongside Concord and Chester Heights.
The stock follows Bethel’s growth curve, and the curve is steep and recent. Population went 3,330 in 1990, 6,421 in 2000, 8,791 in 2010, 9,574 in 2020. The 2000s alone added almost 37%. Bethel Springs Elementary opened on September 4, 2002 to catch that wave. So what you tour here is 1990s and 2000s single family and carriage-home subdivisions with 2010s and 2020s infill, strung along the Conchester Highway, Foulk Road and PA 491, over 42.57 miles of township road.
Houses of that age fail on schedule: first-generation HVAC, builder roofs coming due, stucco details worth an inspector’s morning. It’s fine, it’s fixable, and out here you can usually see it coming.
What nobody publishes, and what to ask before you offer
Being straight about the gaps. Bethel’s per-household trash fee isn’t published anywhere a buyer can find it, and whether a given parcel is on public sewer or on-lot septic depends on the address. Both are one call to the township before you write an offer, and a septic inspection belongs in the contract while you’ve still got a contingency.
That’s the local surprise out here. There’s no borough resale certificate to schedule, so the thing that catches people is a system nobody mentioned and a fee nobody published. Ask early and neither one costs you a settlement date.
The price, and the two numbers that disagree
Thirty-six closings in July 2026, twelve fewer than the July before, the middle one at $715,000, typically 22 days to a contract (Movoto).
A ZIP-level read on 19060 for the same month put the median at $790,600, up 3.84% year over year, on 116 sales across the trailing twelve months (RealtyTrac). Different geography, same July. When someone quotes you a Garnet Valley median, ask whether they mean the town name, the ZIP or the school district. A district-wide snapshot from April 24, 2026 had the median at $684,900 with 45 active listings and 2.11 months of inventory, in a range that ran from $214,900 to $1,795,465.
Zillow put the whole county’s home value index at $369,806 on July 31, 2026. Garnet Valley sells at roughly double that, and the financing conversation changes accordingly. The 2026 FHA limit on a one-unit house in Delaware County is $630,200, which sits under the middle of this market. The conforming limit is $832,750, over most of it.
The bill
Bethel Township is at 1.3730 mills for 2026. The county is at 4.6090. Garnet Valley School District set 20.6047 mills for 2026-27, a 3.5% increase from 19.908. Add them and a Bethel parcel carries about 26.59 mills.
Bethel adopted its 2026 budget on December 9, 2025: $2,434,440 of general fund revenue with $1,229,000 of that from real estate tax, plus separate funds for fire ($120,300 of real estate tax), the library ($36,100), EMS and liquid fuels. Trash rides in its own fund, billed by the township, with Opdenaker collecting once a week and recycling on Fridays.
Since Delaware County reassessed effective January 1, 2021, these mills apply to something near market value. Low mills in Delco aren’t a low bill. The only honest comparison is the dollar figure on the actual parcel.
Transfer tax is the standard 2%, half state and half local, split by custom. On a $715,000 sale that’s $14,300 in total.
Around here
There’s no Regional Rail out this way. Wawa station on the Media/Wawa Line is the closest platform, and everything else is the Conchester and Route 1.
Locally, the Bethel Corn Boil ran on August 23, 2026, and Concord Community Day is September 12, 2026. The Rachel Kohl Community Library on Smithbridge Road, which serves Bethel along with four other municipalities, holds its fall book sale September 25 through 27.
