A township built in one decade
Aston has been a township since 1688 and has had its current shape since Chester Heights seceded in 1945, but the housing story is shorter than that. The population grew about 90% between 1950 and 1960. That decade is the one you’re buying into on most streets here, along with the Village Green and Green Ridge stretch and the later infill around it. Population was 16,791 at the 2020 census.
Houses of that age fail in predictable places: the roof, the panel, the water heater, the sidewalk out front. None of it’s exotic. It’s fine, it’s fixable, and most of it is cheaper than the argument about who pays for it.
If you’re financing with FHA, the appraiser runs the plumbing, the heat and the electric, wants two years of life left in the roof, and calls the paint on anything built on or before December 31, 1978. That’s the whole list, and it applies the same on Concord Road as anywhere else.
The certificate that sets your settlement date
This is the part that catches people, and it’s got nothing to do with the bank. Aston requires a resale certificate before the house changes hands, and the township’s 2026 packet is specific. Apply at least two weeks before settlement. The fee’s $100 for a single family house or duplex, $100 again if it has to be re-inspected. The inspection looks at the public curb and sidewalk. You sign a notarized affidavit that smoke alarms are in every bedroom and on every level. Public sewer and public water are required under Ordinance No. 880, and there are disclosures for wells and underground tanks.
Curb and sidewalk work needs a permit and an inspection before the concrete goes down, and if it isn’t done by settlement the buyer inherits it. Nobody enjoys discovering that on a Friday afternoon.
What Aston sold for in July
Forty-five houses closed in July 2026, three more than the July before, and the middle one went for $389,900 (Movoto). The typical one was under contract in fifteen days. Fifteen days is quick. Have the loan conversation before you tour, because these houses aren’t sitting around waiting for you to think it over.
Delaware County’s FHA limit for 2026 is $630,200 on a one-unit house, so the loan program isn’t the constraint at this price. Down payment and closing costs are the conversation.
The tax bill, line by line
Aston bills 3.9199 mills for 2026, up from 3.8075 — a 2.9% increase. The township publishes the split: 3.3250 general, 0.3484 debt, 0.2185 fire and 0.0280 library. Millage has climbed every year since 2022, when it was 3.3355. That’s the trend to price in, not the single year.
The sanitation fee rides on the same bill at $360, up from $350, after the tipping fee went from $90 to $95 a ton. Trash and recycling collection is township public works, and they maintain the storm sewers too.
Pay by March 31 for the 2% discount, face value April 1 through May 31, and a 10% penalty after that.
Penn-Delco School District set 2026-27 at 21.5141 mills, up from 20.7365, on an $82 million budget adopted 9 to 0. The district takes 2% off if you pay by August 31, face value through October 31, then a 10% penalty. Installment plans are requested between July 1 and August 20, and homestead approval has to be in by March 1.
Add the county’s 4.6090 and the whole stack is about 30.04 mills, which is at the low end for this corner of the county. Transfer tax is the standard 2%, split by custom, which is $7,798 on a $389,900 sale.
Creeks, and what changed in June
Chester Creek is the eastern border. During Ida, flash flooding on Chester Creek closed Dutton Mill Road at Green Ridge at 9:38 PM on September 1, 2021, and the gauge near Chester crested at 10.46 feet early the next morning. In January 2024, PennDOT crews pulled sixty-foot trees out from under the Kerlin Street bridge in Upland. When the creek backs up there, it pushes water straight up through Aston. The township’s 2026 capital budget carries $346,440 for the Heatherton stormwater improvements. Pull the FEMA map on anything near the water and get the flood quote before you set your budget.
Two things worth knowing about the neighborhood. ChristianaCare opened a hospital at 700 Turner Industrial Way on June 2, 2026, with a 24-hour emergency department and ten inpatient beds, filling the gap Crozer left in 2025. And Aston Township Community Day is Saturday, October 3, 2026, with the parade stepping off from Neumann University at 9:00.
