Which one is for a Delco house
Look, the house decides half of it. A 1915 twin in Drexel Hill with original windows and a roof of unknown age is an FHA conversation, and if the inspection comes back long, a 203(k) conversation. A 1998 colonial in Garnet Valley with nothing wrong is a conventional loan and cheaper mortgage insurance. The 2026 FHA limit in Delaware County is $630,200 for a single-family house; conforming is $832,750. Above that you're into jumbo, which mostly happens in Radnor and Newtown Square.
The other half is you: down payment, credit, whether you served, and if you plan to live there. Say those on the call. The lender who calls you back runs those against the programs; the pages here just get you asking the right questions.
