Terms of use

Eleven short sections. Plain words, nothing hidden, nothing softened.

In force from August 26, 2026. Version 2026-08-26. This is a contract between you and Mortgage Delaware County, PA. Read it before you use the site or hand anybody a phone number. "We", "us" and "our" mean that company. "You" means whoever is reading this.

We are not the lender

Mortgage Delaware County, PA is a mortgage marketing and lead-generation service for Delaware County. We write local pages about home loans, we keep a phone line answered, we ask about your situation, and we hand what you tell us to a licensed Pennsylvania mortgage lender so that lender can get in touch with you about financing. That is the whole job description.

We hold no lending licence of any kind. We are not a mortgage lender, a mortgage broker, a mortgage loan originator, a bank, a credit union, a real estate agent or a government office, and nobody here is affiliated with one. No application gets taken at this number. No loan terms get offered here, and none get negotiated. Nobody on this end quotes a rate, hands out a pre-approval, orders an appraisal, underwrites a file, says yes or no to credit, or closes anything. Every one of those jobs belongs to the licensed lender and stays with the lender.

One lender calls you, and that lender pays us

Call the number or fill out the form and we introduce you to one licensed Pennsylvania mortgage lender. That lender is an independent business. We do not own it and we do not control it. Should that lender turn out to be wrong for the kind of loan you described, a second introduction may follow, and you get told when it does.

What the lender buys from us is marketing and technology: this website, the town pages on it, the search work underneath, the phone number, the assistant that answers it, and the reporting that comes with all of that. Your side of the ledger is empty. The fee the lender pays holds steady whatever your loan is worth, whatever rate lands on your paperwork, whatever fees you get charged, and whether or not you ever reach a settlement table.

Four more promises sit under that, because a referral service without them is worth nothing to you.

The box is the consent

Ticking the box on the form, or staying on the line through the recorded notice, is how you agree to be contacted. Who that covers, which channels it opens, what the automated dialing and AI-voice language means and every way to pull it back are written out on the communications consent page. What happens to the information itself is on the privacy policy.

Nothing here is an offer

No page on this site is a loan offer. None of it is a rate quote, a pre-qualification, a pre-approval, a promise to lend or an application, and reading it does not put you in line for anything. Any loan you end up with is subject to the lender's own approval, the lender's program rules and the lender's disclosures.

The figures are the same story. Program limits, tax rates, grant amounts and sale medians come off public records and were right on the day we checked them. Numbers move, sometimes without a press release. Confirm any figure with the lender or the program office before you lean on it. The calculators run inside your browser, hand back planning estimates, and are neither a rate quote nor an offer of credit.

None of it is advice, either. These pages describe how programs work in general. They are not financial, legal, tax or credit advice about you, and reading them creates no advisory relationship with anybody. A licensed lender, a lawyer or an accountant can advise you. The first of those we can introduce you to.

Your side of the deal

You are at least 18. The phone number and email address are yours to hand over. What you tell us is true as far as you know it. Somebody else's details stay with somebody else. Anything you would rather a lender never read, keep off the form. Use it for a real mortgage request and nothing else. Scraping, bulk-copying, probing, flooding or otherwise interfering with the site gets you blocked.

We keep the receipt

Every request leaves a record: the exact consent wording you were shown and its version number, the minute it happened, the page you were on, and where the request went afterwards. Call recordings and transcripts too, where the law allows them. That record exists because the law expects us to prove what was agreed, and because it is the only straight answer available when somebody asks why a mortgage company rang them. Retention periods sit in the privacy policy.

No warranties, and a hundred-dollar ceiling

The site comes as it is. No warranties of any kind attach to it, express or implied, including any warranty of accuracy, of fitness for a purpose, or of staying online. A lender we introduce you to answers for its own work: its acts, its omissions, its products, its rates, its fees and its conduct are that independent business's responsibility and never ours.

So far as Pennsylvania law permits, indirect, incidental, special and consequential losses arising out of your use of this site, its figures, its calculators or an introduction we made are not something we are liable for, and one hundred dollars is the ceiling on our total liability for any claim. Some jurisdictions refuse to enforce limits like these; where that happens, they apply as far as they are allowed to and no further.

Pennsylvania law, Pennsylvania courts

When something has gone wrong, ring the number or use the contact page first, because most of it gets sorted inside one phone call. Pennsylvania law governs these terms, without regard to its conflict-of-laws rules, and any dispute belongs to the state or federal courts sitting in Pennsylvania. No right you hold under a consumer protection law that cannot be waived is waived by anything here.

The words are ours, the links are not

The writing, the photographs, the layout and the code are ours or used with permission, and the photographer and licence for each picture sit on the picture credits page. Read the pages, print them, send them to whoever you want. Republishing them under somebody else's name is where the line is.

This page changes

These terms get updated. Whatever version is in force sits on this page with its date and version number on it, and the version that was live the minute you sent the form is the one stored alongside your request.
