A 1945 borough, not a 1920s one
Brookhaven incorporated on April 4, 1945 with 672 people and 150 homes, and describes its own history as a move from dairy and stock farms to a residential community of more than 8,000. The 2020 count was 8,300. Edgmont Avenue, PA 352, cuts through the middle, and both Chester Creek and Ridley Creek cross the borough.
So the housing here is post-war, and that matters for how you finance it. Up by 69th Street it’s twins and rows; down here it’s detached and attached houses from the build-out decades plus some multi-unit buildings, and the things that break are roofs, panels, water heaters and the odd 1960s sewer line.
Any house built on or before December 31, 1978 still gets the lead-paint pass on an FHA appraisal, and the roof still needs two years of life left in it. The rest of what the appraiser writes up is the same list every old Delco house gets. None of it’s a reason to walk away. All of it’s a reason to read the appraisal the day it lands. It’s fine, it’s fixable.
The borough looks first
Brookhaven inspects a house before settlement and asks for the application about four weeks out, per the Suburban Realtors Alliance municipal database entry dated May 19, 2026. Call the borough at (610) 874-2557 for the current fee and what the inspector will be looking at.
That appointment, not the underwriting, is what usually moves a settlement date. Four weeks is four weeks whatever the loan is doing, so book it the week your contingency starts. The county-wide version of this rule has the rest.
The market, with a real sample behind it
Sixty houses closed here in July 2026, two fewer than the July before, and the middle one went for $290,000 at a typical seventeen days to contract (Movoto). Sixty sales in a month is a deep sample for a borough this size, which makes that median more trustworthy than most of the numbers you’ll see quoted around here.
Here’s the useful coincidence. Delaware County’s 2026 Homeownership First summary (delcopa.gov) caps the sale price at $290,000, the same figure. So in Brookhaven the county’s $10,000 is genuinely in play on roughly half the market, which isn’t true a few miles west.
At 3.5% down, $290,000 is $10,150. That’s arithmetic off the median, an estimate; the lender sets the real number.
What the borough charges
The borough set 4.00 mills for 2026, up from 3.5 mills in 2023, and adopted the budget along with the sewer and trash ordinances at its December 1, 2025 meeting.
Trash is $469.83 per household with no increase this year. Sewer rental is billed by zone: $516.36 in zones one through three, $763.69 in zone four, $514.36 in zone five, all due by May 31, 2026, with a 10% penalty plus interest after. Those two flat charges together run more than the borough’s own millage does on a typical assessment, which surprises people who only compare mills.
Property tax gets a 2% discount before March 31, face value April 1 to May 31, and a 10% penalty from June 1.
Penn-Delco School District, shared with Aston, set 21.5141 mills for 2026-27, up from 20.7365, on an $82 million budget. Add the county’s 4.6090 and the millage stack comes to about 30.12. Since Delco reassessed for tax year 2021, those mills sit on something close to market value, so run the dollars on the actual parcel before you decide a town’s cheap or expensive.
Transfer tax is the standard 2%, half state and half local, customarily split. On a $290,000 sale that’s $5,800 total.
Two creeks and a flood map
Chester Creek and Ridley Creek both cross the borough, which is two more reasons than most towns to pull the FEMA map before you get attached to a house.
The reference numbers: during Ida the Chester Creek gauge near Chester crested at 10.46 feet early on September 2, 2021, and Ridley Creek at Media hit 11.61 feet. The bigger one in local memory is September 1971, when Chester Creek flooded catastrophically after more than twelve inches of rain. Next door in Upland, crews had to clear sixty-foot trees jammed under the Kerlin Street bridge in January 2024 because that jam pushes water back upstream.
If a lender requires flood insurance, it’s because the map says so, and that premium belongs in your budget from day one.
